Monarch Beach and Niguel Shores need the COI filed and the guard gate cleared before we arrive. Harbor District moves need staging timed around marina traffic. We handle both ahead of your date, not on it.

300+ Reviews
Dana Point packs more logistical complexity into one zip code than almost anywhere in South OC — gated bluff estates in Niguel Shores, Monarch Beach guard gates, Harbor Dept truck access rules during the Doheny Wharf renovation, and Lantern District bungalows with rear-alley-only loading. We work through all of it in advance so your move day is uneventful.

Three real jobs — specific neighborhoods, real access challenges, no invented details.
A 4-bedroom ocean-view estate inside Monarch Beach — the community adjacent to the Ritz-Carlton requires guard-gate advance notice, truck plate registration, and a COI addressed to the Monarch Beach HOA at least 48 hours before arrival. We filed all documentation midweek for a Friday move. The home had a designer kitchen with a 60-bottle built-in wine column, a full home-theater setup, and several large-format framed pieces. Full white-glove pack, move, and setup at the new Laguna Niguel home — 4-person crew, 8.5 hours, zero damage claims.
A 2-bedroom marina-view condo in the Harbor District — parking near the docks is controlled by Dana Point Harbor Authority and the PCH frontage is restricted during peak hours. We coordinated with the building's property manager two weeks out to identify an approved truck staging area in the harbor parking structure, confirmed the access window (7–10 AM on a weekday), and loaded a full 2-bedroom unit in 2.5 hours before the morning restrictions kicked in. Delivered to Mission Viejo the same morning with all items intact.
A 2-bedroom craftsman bungalow in the Lantern District with front-street parking blocked during downtown business hours. The only viable truck access was a narrow rear alley behind the row of homes — barely wide enough for our 16-foot box truck. We scouted the alley three days ahead, confirmed clearance, and staged the truck in the alley for a clean load. The home's original doorways were 30 inches wide, requiring sofa disassembly on-site. Move to Laguna Hills completed by early afternoon — 3-person crew, 4 hours.
From gated bluff estates and marina-side condos to hillside tracts and Lantern District bungalows — we've moved across all of Dana Point with the planning and preparation each neighborhood demands.
Harbor access, Monarch Beach gates, Niguel Shores windows, alley bungalows — answered. Or call: (949) 257-2521.
(949) 257-2521All of Dana Point — Monarch Beach, Niguel Shores, Lantern District, Dana Point Harbor, Capistrano Beach (Capo Beach), Dana Knolls, Thunderbird, and the PCH corridor. Zip codes 92629 and 92624. We've moved across every neighborhood in the city, from gated bluff estates in Niguel Shores to bungalows in the Lantern District and marina-adjacent condos near the harbor.
Dana Point Harbor is undergoing a major renovation — the $400M Doheny Wharf project has changed truck routing near the marina. Caltrans restricts PCH stopping near the harbor entrance during peak periods, and Dana Point Harbor Authority has specific rules for vehicle access near the docks and parking structures. We coordinate with property management at harbor-adjacent condos in advance, identify approved staging areas, and schedule the load during permitted windows. We've moved residents in and out of the harbor district throughout the renovation without delays.
Yes — both regularly. Monarch Beach requires guard-gate advance notice, truck registration, and a COI addressed to the Monarch Beach community association before a move truck enters. Niguel Shores sits on the bluffs above PCH and enforces both a Certificate of Insurance and move-in window restrictions — typically limited to specific hours on weekdays. We handle all documentation before arrival: COI, advance gate notice, and HOA move-in confirmation. No surprises at the gate.
Many of the older craftsman and bungalow-style homes in the Lantern District have rear alley access only — front-facing parking is tight or outright prohibited during business hours due to the walkable downtown atmosphere. We assess the alley width and clearance in advance, determine whether a smaller truck can stage behind the property or whether items need to be hand-carried to a truck on the nearest street, and plan the access approach before move day. Narrow access in the Lantern District is a known variable, not a day-of problem.
Yes — Dana Knolls and the Thunderbird tracts have steep cul-de-sacs and driveways that make truck positioning a real planning exercise. Some addresses require backing up a long, curved driveway or staging the truck at the cul-de-sac bottom and hand-trucking up. Capistrano Beach has hillside lots above PCH with similar access challenges. We pre-survey steep or unusual driveways before every job. If a shuttle is needed, we plan it in — no extra charges for the access work.
3–4 weeks for most moves; 4–6 weeks for gated communities (Monarch Beach, Niguel Shores) where HOA documentation and move-in window approvals need lead time. During summer and the harbor renovation period, harbor-adjacent moves often book 5–6 weeks out as available truck access windows get competitive. Mid-week and off-season slots are available sooner. For urgent moves, call (949) 257-2521 — we frequently accommodate short-notice requests with careful pre-planning.
